February 2022 Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:

Let’s check out February’s stats for Chester County: A total of 527 homes went up for sale, which is up 27.3% from in January and only slightly lower than last year (dropped 4.9%%). The number of closings were still down, dropping 21.3% from in January and 9.7% from last year. Regardless home values are STILL on the rise: The median sold price came to $445,682, which is 20.5% higher than in 2021 and 1.3% higher than in January. Homes are also still selling fast with the average days on market coming to 25 days.


DELAWARE COUNTY MARKET UPDATE:

Things weren’t very different in Delaware County: Inventory is up 10.8% from January (which was 10% higher than last year), totaling 585 listings. A total of 427 homes sold (17.4% lower than in January but 2.4% lower than in 2021) at a median sales price of $260,000- which is actually down 1.9% lower from in January but 9.5% higher than the year before. In addition, the average days on market was 27 days.
