January 2022 Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:
January stats for Chester County is showing off the current seller’s market: A total of 414 homes went up for sale, which is 13.4% higher than in December but is significantly lower than last year (dropped 26.9%). The number of closings dropped all around, 31.9% from in December and 6.4% from last year, but this dropped can be attributed to the drop in listings overall. Home values are STILL on the rise: The median sold price came to $439,981, which is 15% higher than in 2021 and 4.5% higher than in December. Homes are also still selling fast with the average days on market coming to 22 days.
DELAWARE COUNTY MARKET UPDATE:
We see similar stats in Delaware County: Inventory is up 28.8% from December, totaling 528 listings; however, this is 1.1% lower than the year before. A total of 517 homes sold (25.5% lower than in December and 5.0% lower than in 2021) at a median sales price of $265,000- which is 1.9% lower than in December but 10.4% higher than the year before. In addition, the average days on market was 26 days.
