November 2021 Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:
A total of 605 homes went up for sale, which is 13.7% lower than in October but up 4.5% higher than in November. The number of closings totaled 661, which is down from last month & last year. Home values are still on the rise though with the median sold price coming to $435,000 (2.4% higher than October & 16% higher than last year). Homes are also still selling fast with the average days on market coming to 20 days. It’s still a seller’s market!
DELAWARE COUNTY MARKET UPDATE:
In Delaware County, we saw inventory go down but home values rise: 630 new listings were put up on the market, which is down 19.8% from October but 0.2% from last year. A total of 710 homes sold (5.5% higher than in October and 6.1% higher than last year) at a median sales price of $279,500- which is 1.6% higher than in October and 10.9% higher than last year. In addition, the average days on market was 21 days.
