Tips To Prepare Your Home To Be Sold This Spring
Are you thinking about selling your home this spring? Start getting your home prepared now! It is important to prepare your house as if you were the buyer. How would you expect a home you visit to look? Here are a few tips to get your home ready to sell this spring:
Obtain a copy of your house key:
Once you put your house on the market, we will put a key in a lockbox by your front door, which will allow other agents and their clients to come see the house.
Clear out clutter:
Go through your belongings and box up anything that you are not using on a daily basis, and put it in storage.
Take down any personalized pictures. We want potential buyers to walk into your house, and picture themselves living there.
Secure Valuables:
Put away, secure, or take with you, any valuable items such as: jewelry, family heirlooms, weapons, medications, and anything else you would not want someone to touch.
Thoroughly clean:
First impressions are everything! Having a clean home can give the impression that you have taken care of your home.
Make any minor repairs:
Repair broken screens, spackle & paint the walls with neutral colors, repair loose doorknobs, and have your rugs cleaned.
Landscape:
Cut the grass, and consider planting some spring flowers out front of your house. Curb appeal can help draw in potential buyers.
Gather user manuals for appliances:
If you have the user manuals for any of the appliances that you are selling with the home, have them together and ready to give to the new owners at settlement. If you find them early, you will not have to rush to find them on settlement day.
Gather utility bills:
A lot of home buyers, especially first time buyers, will want to get an idea of how much the utility bills will cost each month. Gathering them ahead of time will save you time later, and will let the buyers know you are ready to sell.
Check Use and occupancy (U & O) Requirements:
Each township has different requirements for when a house is put up for sale. They will inspect the house for various safety items. You can download a checklist of the requirements for your area by going to your townships website.
It is a good idea to make sure these items are completed ahead of time. It will be one less thing you have to think about once you go under contract.
