Spring Home Staging Tips

What comes to mind when you think of spring?

Plants & flowers budding? Vibrant colors coming back into nature? More sunlight & better weather?

or how about the real estate market picking up?

As today is the first day of spring, we wanted to take some time to talk a little bit about all of these. Spring usually is the marker for an increase in the real estate market. The change in season encourages buyers to jump back into the market (as discussed in our previous blog post: Buyers - Here’s What To Expect In This Spring Market), which in turn helps sellers feel more comfortable about listing their homes. With inventory going up, sellers will need to showcase their homes well in order to maximize the activity in the spring market. This is where staging comes into play. And since it’s spring, your staging should mimic the notations of the season as mentioned earlier: plants & flowers, vibrant colors, and sunlight.

With this in mind, here are some easy ways to stage your home in the weeks ahead:

First impressions are everything so starting outside makes a lot of sense, especially the front walkway & entrance. Make sure the pathway leading to the front door is clean (consider power washing), line the front yard with budding plants & flowers or use potted plants if more appropriate, and enhance your front porch or patio with sensible decorations (like a welcome sign or mat for example).

If you don’t already have any, add some potted plants or vases with flowers to each room as décor pieces. Why? It lifts up the space with some color, reinforces the new season creating positive feelings, and naturally cleans the air removing any staleness that may have accumulated during the winter months.

On warmer days you could actually leave them open to let some crisp air in but what we really mean here is to open up the curtains and let the light in! Daylight savings just passed a little over a week ago so the days are longer. Take advantage of this natural lighting to highlight your home. Make sure each window is clean though, there’s nothing worse than approaching a window to get the view and being obstructed by a dusty window sill or smeared glass panels.

During the winter months, we squirrel ourselves away in our homes so it’s natural to accumulate additional clutter during this time. Take the time to organize your belongings and make sure everything has a place. If needed, rearrange furniture and displays to create more space in each room once you’ve removed any of the clutter.
