April 2022 Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:

It’s been an interesting market this past month in Chester County: A total of 761 homes went up for sale, which is up 7.6% from in March but 23.6% down from last year. Closed sales totaled 537, which was 10% higher than in March. Median sold home prices went down very slightly, only about 1%; but, it is still higher than last year by 9.9% - coming to $450,000. Interestingly, the list to sold ratio is still at a record high, coming to 104.2%. Homes are flying off the market, coming to an average of 15 days.


DELAWARE COUNTY MARKET UPDATE:

Things were a bit different in Delaware County. Inventory is up 10.7% from March but 12.6% lower than last year, totaling 831 listings. The number of homes that sold in March came to 555, which is down all around (4.3% since March & 1.2% from last year). The median sales price is still rising, though not as quickly as in the past months: Totaling $297,000 - which is 6.1% higher than in March and 2.7% higher than the year before. The homes that are listed for sale are selling quickly, at an average of 19 days!
