June 2021 Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:

In June, we saw an increase inventory again: A total of 1,089 homes went up for sale, which is 7.8% higher than in May. Homes sold at a median sold price came to $450,222. That number is 16.9% higher than at this time last year and 5.8% higher than in May. The number of closings totaled 910, which is 99.6% higher than last year and 36.4% higher than in May. These homes averaged 19 days on the market. The trend over the past few months has continued - homes are selling at high values with quick turnaround times.


DELAWARE COUNTY MARKET UPDATE:

In Delaware County, we saw: 1,003 new listings were put up on the market, which is 5.5% higher than in May and 14.0% higher than last year. A total of 908 homes sold (37.0% higher than in May & 122.5% than last year!) at a median sales price of $290,000- which is 11.8% higher than last year. In addition, the average days on market was 13 days, which is a drop from last month and last year! This seller’s market is still going strong!
