CHESTER COUNTY MARKET UPDATE:
Stats in June for Chester County showed a slight uptick in home sales. Take a look: A total of 844 homes went up for sale, which is up 8.8% from in May but 22.5% down from last year. Closed sales totaled 735, which was 29.4% higher than in May (19.2% down from last year). Median sold home prices went up 5.2%. Coming to $489,000 this is only about 8.6% higher than this time last year. The list to sold ratio kept rising coming to 105%. The homes that were listed in June went under contract even faster than in previous months (averaging 10 days)!
DELAWARE COUNTY MARKET UPDATE:
In Delaware County, inventory rose 14% this time around, which was 9.2% lower than last year, totaling 911 listings. The number of homes that sold in June came to 736, which is up 20.1% from in May BUT 18.9% down from last year. The median sales price rose slightly: Totaling $340,000- this was just 6.3% higher than in May and 17.2% higher than the year before. These homes only last on the market 12 days on average before going under contract.
