December Local Real Estate Market Update

CHESTER COUNTY MARKET UPDATE:

In December there was a total of 444 homes put up for sale on the market, which was a 23.3% drop from November. This drop in inventory is typical for this time of the year and for this current seller’s market. The median sold price was $385,000 - 12.7% higher than in 2019! The number of closings totaled 731, which is 36.6% higher than in 2019. These homes averaged 28 days on the market. Inventory is low but homes are selling fast and for top dollar, meaning the seller’s market is still active.


DELAWARE COUNTY MARKET UPDATE:

In Delaware County, 400 new listings were put up on the market, which is 20.5% higher than in 2019. A total of 747 homes sold (29.9% higher than 2019) at a median sales price of $246,500. While this is a slight drop from in November (2.2%), it is an increase from the year before (4.8%). In addition, the average days on market also went down to 25 days.
